In most cases, the amicable dispute of an erroneous EPC is resolved without a lawyer. For high-stakes cases, here is when and how to get support.
When to consult a lawyer?
- Significant financial damage (usually above €10,000): loss of resale value, overpayment based on an erroneous class.
- Professional seller (agency, property dealer, developer): the balance of power and evidentiary stakes warrant advice.
- Condominium: erroneous collective EPC, disagreement with the manager, allocation of works.
- Suspected fraud / complacent EPC: misrepresentation, request to cancel the sale.
