Frequently asked questions

How much less is a G-rated home worth than a D?
According to the French Notaires 2024 green value study, a G-rated house sells up to 25% less than an equivalent D-rated property (apartment: up to -12%). The decote varies strongly by region: Paris intra-muros caps at -10% due to high land scarcity, Aquitaine sits around -19%, while rural Nouvelle-Aquitaine can reach -27%. The calculator applies the actual regional variant via the postal code.
What is the source of these numbers?
The numbers come from the official French Notaires 2024 "valeur verte" study, based on ~2.8 million transactions over 2018-2023. The bands (low/high) reflect the spread observed in the study by region and market segment.
Is the decote the same in Paris and in the countryside?
No. In tight markets like Paris intra-muros, land scarcity dominates the DPE effect, so a G-rated property sells only ~10% less than a D. In rural areas, the DPE has a much larger impact: up to -27% for a G in rural Nouvelle-Aquitaine.
When does the rental ban take effect for F and G properties?
G properties: ban in force since January 1, 2025. F properties: ban from January 1, 2028. E properties: ban from January 1, 2034 (mainland France). DOM-TOM has a delay of 3 years for G and F.
