What subsidies are available for energy renovation in 2026?

The main subsidies are: MaPrimeRenov' (up to 30,000 euros depending on income and works), CEE bonuses (Energy Savings Certificates), Eco-PTZ (zero-interest loan up to 50,000 euros), 5.5% VAT on works, and local authority subsidies (region, department, municipality). These subsidies can be combined and may cover up to 90% of costs for the most modest households.

What is the ideal order for carrying out renovation works?

The order recommended by professionals is: 1) Attic and roof insulation (30% of heat loss), 2) Wall insulation (20-25% of heat loss), 3) Window replacement, 4) Installation of efficient VMC ventilation, 5) Heating system replacement. Insulating before changing the heating allows you to properly size the new equipment and optimize costs.

Average costs in 2026 are: attic insulation (20-50 euros/m2), external wall insulation (120-200 euros/m2), window replacement (500-1,200 euros/window), air-water heat pump (10,000-18,000 euros), double-flow VMC (4,000-8,000 euros). A comprehensive renovation to exit thermal sieve status typically costs between 30,000 and 60,000 euros before subsidies.

What is an RGE craftsman and why is it mandatory?

RGE stands for 'Recognized Environmental Guarantor'. It is a certification issued to building professionals who meet qualification criteria for energy renovation works. Using an RGE craftsman is mandatory to benefit from MaPrimeRenov', CEE bonuses and Eco-PTZ. You can find an RGE craftsman on the france-renov.gouv.fr website.

How do I know if my home is a thermal sieve?

A dwelling is considered a thermal sieve if it is classified F or G on the DPE (consumption above 330 kWh/m²/year in primary energy or emissions above 70 kg CO₂/m²/year). Since 2025, G-rated dwellings are banned from rental. F will follow in 2028, and E in 2034. Use our DPE simulator to estimate your energy class.

What is the return on investment for energy renovation?

Return on investment depends on the type of works and the initial condition of the dwelling. On average: attic insulation (3-5 years), heat pump (6-10 years), wall insulation (8-12 years), double-glazed windows (10-15 years). A comprehensive renovation with subsidies can have an ROI of 8-15 years. Additionally, the property value increases by 5-15% after DPE improvement.

I live in a co-ownership, can I simulate collective works (heating, hot water)?

Yes. By default the simulator highlights works you can decide on your own (internal insulation, windows, ventilation). If your EPC indicates a collective heating or hot water system, an "Afficher les travaux nécessitant un vote en copropriété" button appears in the amber banner above the list: click it to also see the collective works (heat pump, boiler, heat pump water heater…). These works fall under MaPrimeRénov’ Copropriété (separate bracket: 30-45% of the pre-tax amount, capped at €25,000 per dwelling, mandatory AMO + energy audit) and require a general-assembly vote. The individual subsidies shown in the list do not apply to collective works; the PDF export lists them in a dedicated section.
