Estimate the works for a co-ownership or a whole building
From the building's collective DPE: the cost of the works per item, the total and the share of an average dwelling, the building's grants and the majority required at the general meeting.
Coming soon
The whole-building estimating tool is being finalised. The form below shows what you will be able to enter: it is not active yet, nothing is sent and no estimate is produced.
For your own home only, you can already use the renovation works simulator.

Refused before any payment
- Building owned by a social landlord: "This building appears to belong to a social landlord; this tool does not cover it", with a link to report an error.
- Overseas building: "DPEs in the French overseas territories follow a different method; this tool does not cover them", with a link to France Rénov'. Detection uses the postcode entered.
How it will work
Enter the collective DPE
The number of the whole building's DPE, not that of a single dwelling.
Complete the building details
Ownership status, number of dwellings, number of storeys, shared or individual heating: as few questions as possible, prefilled when the DPE provides them. No cost is displayed until this information is confirmed.

With a licence: costs per item, fees and ancillary costs, building-level grants, general meeting majorities, estimated rating after works, PDF export to attach to the meeting notice.
What the tool will estimate
The estimate is made at building level, per physical unit (m² of façade, roof or ground floor, kW, window, dwelling), with the price ranges of its sources.
- External wall insulation, flat-roof or loft insulation, lower floor insulation; grouped window replacement.
- Shared heating (boiler, heat pump, district heating connection), ventilation, shared hot water.
- Fees and ancillary costs on separate, editable lines: project management, managing agent fees, latent-defects insurance, health and safety coordination, technical inspection, contingencies.
- Building total, amount per average dwelling and, if you enter your shares (tantièmes), the share of one unit.
- Building-level grants with their caps: MaPrimeRénov' Copropriété, CEE, co-ownership eco-loan, VAT per item; local grants for information, outside the total.
- General meeting majority required for each item of work, and estimated energy rating after works.
An item with no reliable price source is not priced: it is shown as "quote required". Areas estimated for lack of data are flagged and editable.
Who it is for
Professional and volunteer managing agents
Prepare the general meeting with an order of magnitude per item and per dwelling.
Owners’ councils and co-owners’ associations
Compare packages of works and check the grants before requesting quotes.
Single owners of a building
Individuals, joint owners, property companies (SCI) and private real-estate firms. The co-ownership blocks (general meeting vote, shares) are hidden.
Not covered: buildings owned by social landlords and buildings in the French overseas territories. A single co-owner can estimate the works for their own home with the renovation works simulator, and suggest that their managing agent estimate the whole building.
What the tool does not replace
- The collective DPE, the energy audit, the draft multi-year works plan and the global technical assessment: only qualified professionals can issue them.
- Project management, which designs and supervises the works; it is mandatory for MaPrimeRénov' Copropriété above €100,000 of works.
- Owner's assistance (AMO), mandatory for MaPrimeRénov' Copropriété.
- Contractors’ quotes and the competitive tendering decided by the general meeting.
Acronyms: DPE · AG · AMO · PPPT · MPR · CEE · RGE
Indicative estimate based on public ADEME data and simplified calculations. It is neither a collective DPE, nor an energy audit, nor a binding multi-year works plan. Only a certified assessor ("mention") or a qualified provider (decree no. 2022-663 of 25 April 2022) can issue the regulatory documents.
Example on a fictitious co-ownership
FICTITIOUS co-ownership, for illustration only: these are not your building’s figures. Amounts are orders of magnitude excluding VAT, obtained by multiplying assumed quantities by the unit price ranges of the tool’s reference data.
Assumptions: 30 dwellings of 75 m² on average, 5 storeys (ground + 4), 1,000 m² of façade to insulate, 450 m² of flat roof.
| Item | Quantity | Unit price excl. VAT (low / median / high) | Total excl. VAT (low / median / high) |
|---|---|---|---|
| External wall insulation (polystyrene under render) | 1,000 m² of façade | €115 / €155 / €220 per m² | €115,000 / €155,000 / €220,000 |
| Flat roof: new waterproofing and insulation | 450 m² | €130 / €180 / €240 per m² | €58,500 / €81,000 / €108,000 |
| Shared demand-controlled mechanical ventilation | 30 dwellings | €700 / €1,100 / €1,800 per dwelling | €21,000 / €33,000 / €54,000 |
| Works, building total | €194,500 / €269,000 / €382,000 excl. VAT | ||
| That is, per dwelling on average | about €6,500 / €9,000 / €12,700 excl. VAT | ||
Fees and ancillary costs come on top, about 20% of the works at the tool’s default rates: project management 9%, managing agent fees 2.5%, latent-defects insurance 2.5%, health and safety coordination 0.6%, technical inspection 0.3%, contingencies 5%. Each rate is editable.
The example prices no grant: grants depend on the energy gain computed from the building's actual DPE, on its status and on its co-owners.
Price origin: 2025-2026 market surveys gathered for the tool’s reference data (wall insulation: CoachCopro factsheet and ten published market sources; flat roof: CoachCopro factsheet; ventilation: ADEME, CoachCopro, Cerema); fee rates: Union sociale pour l’habitat “Repères” factsheets (no. 106, 2022) and ARC Nouvelle-Aquitaine fee grid (2023).
Licence prices
An annual licence covers one co-ownership or one building, identified by its collective DPE or by the DPE that replaces it. Its price depends on the confirmed number of dwellings.
| Building size | Price per year |
|---|---|
| Up to 20 dwellings | €100 excl. VAT (€120 incl. VAT) |
| 21 to 50 dwellings | €130 excl. VAT (€156 incl. VAT) |
| 51 to 100 dwellings | €160 excl. VAT (€192 incl. VAT) |
| More than 100 dwellings | €200 excl. VAT (€240 incl. VAT) |
- Unlimited recalculations for one year, PDF exports and saved estimates.
- Updates of cost and grant scales during the year.
- The managing agent and up to 5 owners’ council members; 2 accounts for a single owner.
- Managing agent with several co-ownerships: one licence per co-ownership, 20% off from 5 licences and 30% off from 20.
Tacit renewal every year, with a written reminder one to three months before the renewal date (article L.215-1 of the French Consumer Code); free online cancellation at any time, effective at the next renewal date (article L.215-1-1). An individual who subscribes (single owner, volunteer managing agent or owners’ council member) has a 14-day withdrawal period (article L.221-18).
