Key facts

  • 48% of homes with a DPE in Strasbourg have shared (collective) heating (15% in mainland France).
  • 13% of homes with a DPE in Strasbourg are on district heating (4.1% in mainland France).
  • Natural gas heats 46% of homes with a DPE in Strasbourg, against 36% in mainland France.

Energy and climate ratings

Among 63,908 valid DPEs of homes (excluding generated DPEs) in Strasbourg, rating D is the most common; 39% reach ratings A to C.

If the homes with a DPE in Strasbourg had the same mix of building age and type (house, flat) as mainland France, the F+G share would be 12% (+2.9 pts versus the observed figure).

By floor area, the F+G share among homes with a DPE in Strasbourg ranges from 7.5% (70-99 m²) to 11% (100 m² and over).

For 23% of homes with a DPE in Strasbourg whose published class is reproduced, the climate rating (greenhouse-gas emissions) sets the DPE class: the final rating is the worse of the two (18% in mainland France).

11% of homes with a DPE in Strasbourg whose published class is reproduced would change rating with 5 kWh/m²/year of consumption, or 1 kg CO₂/m²/year of emissions, more or less: they sit on a class boundary (7,232 homes; 12% in mainland France). For them, a small measurement gap or a minor work can move the letter.

G, F and E ratings: the decent-housing timetable

1,654 homes with a DPE (excluding generated DPEs) in Strasbourg are rated G, i.e. 2.6% of homes with a DPE (4.0% in the département, 4.4% in mainland France). Since 1 January 2025, a G-rated home no longer meets the energy performance level of decent housing (Law 89-462, s. 6).

4,006 homes with a DPE (excluding generated DPEs) in Strasbourg are rated F, i.e. 6.3% of homes with a DPE (7.0% in the département, 7.2% in mainland France). From 1 January 2028, rating F will no longer meet the energy performance level of decent housing (Law 89-462, s. 6).

11,240 homes with a DPE (excluding generated DPEs) in Strasbourg are rated E, i.e. 18% of homes with a DPE (15% in the département, 17% in mainland France). From 1 January 2034, rating E will no longer meet the energy performance level of decent housing (Law 89-462, s. 6).

On 1 January 2027, the electricity primary-energy conversion factor drops from 1.9 to 1.7 (order of 19 August 2026). Among the 5,603 F- or G-rated homes with a DPE (excluding generated DPEs) in Strasbourg whose DPE is still valid on that date, whose published class is reproduced and whose scale could be read, 15% could obtain a certificate of a new rating, at least one class better, downloadable from ADEME's DPE-Audit Observatory. The original DPE remains valid until it expires.

Summer comfort and heat

Over the 1991-2020 normal, Strasbourg averages 2.7 days a year above 35 °C and 4.2 nights above 20 °C; projections for 2050 point to 9.4 and 19.3.

The DPE includes a "summer comfort" section. In Strasbourg, 92% of homes with a DPE fill it in; of these, 31% are rated insufficient. This rate depends on who fills in the section, so it is not compared with other cities.

Estimated consumption and cost

The median cost estimated by the DPE in Strasbourg is €925 a year for a flat (194 kWh of primary energy per m²) and €2,025 for a house (220 kWh/m²). Per unit of floor area, the median cost of a flat is €19 per m² a year (€17 in the département, €19 in mainland France). This cost is conventional: it assumes standard use and the energy prices in force when each DPE was issued, not a household's actual bill.

Frequently asked questions — Strasbourg

How many energy-inefficient homes are there in Strasbourg?

Of the 63,908 homes with a DPE (excluding generated DPEs) since 1 July 2021 whose DPE is valid on 25 August 2026, 5,660 are rated F or G (8.9%), including 1,654 rated G. At building age and type comparable to mainland France, the share would be 12%. These are homes with a DPE, not every home in the city.

Why are some DPEs in Strasbourg generated from the building?

41% of valid DPEs in Strasbourg were generated from the building's DPE, without a rating measured for the flat itself. The rules allow this for flats in an already-assessed building. These DPEs are counted separately on this page: they report F and G less often in older buildings, and almost never summer comfort.

Why is there no price per m² for Strasbourg?

Prices on this page come from Etalab's DVF statistics, based on sales recorded by the tax administration (DGFiP). Bas-Rhin, Haut-Rhin and Moselle use the land-register system: their sales are not in DVF. No open-licence source covers Strasbourg today, so we show no price.

Which postcode of Strasbourg has the highest share of F- or G-rated homes?

Among homes with a DPE (excluding generated DPEs), it is 67100: 10% are rated F or G, out of 16,422 DPEs. 67200 has the lowest share (6.4%). The table by postcode also gives, for each, the share of flats and of homes built before 1948 among assessed homes.

Is district heating common in Strasbourg?

13% of homes with a DPE in Strasbourg are on district heating, against 4.1% in mainland France. In the DPE, district heating's primary energy is counted with a factor of 1, and its greenhouse-gas emissions depend on each network's own carbon content.

Comparable cities

Cities chosen for their similar size, climate, building stock or département.

Among its comparable cities (Metz, Nancy, Reims, Mulhouse, Orléans and Nice), Strasbourg has neither the highest nor the lowest value on any indicator; however, its share of district-heated homes (13%) is above the group median (6.8%) and its advertised rent for a flat (€15.57) is above the group median (€13.24).
