Key facts

  • 39% of F- or G-rated homes in Marseille whose DPE will still be valid could obtain, from 1 January 2027, a certificate of a better new label (20% in mainland France).
  • 26% of homes with a DPE in Marseille report air conditioning, against 9.2% in mainland France.
  • 4.3% of homes with a DPE in Marseille are rated F or G, against 12% in mainland France — and the gap persists at comparable building age and type (4.5%).
  • Electricity heats 63% of homes with a DPE in Marseille, against 50% in mainland France.

Energy and climate ratings

Among 172,409 valid DPEs of homes (excluding generated DPEs) in Marseille, rating C is the most common; 55% reach ratings A to C.

If the homes with a DPE in Marseille had the same mix of building age and type (house, flat) as mainland France, the F+G share would be 4.5% (+0.2 pt versus the observed figure).

Small homes are the most often poorly rated in Marseille: 7.0% of assessed homes under 25 m² are rated F or G, against 2.4% for those of 70-99 m².

For 15% of homes with a DPE in Marseille whose published class is reproduced, the climate rating (greenhouse-gas emissions) sets the DPE class: the final rating is the worse of the two (18% in mainland France).

14% of homes with a DPE in Marseille whose published class is reproduced would change rating with 5 kWh/m²/year of consumption, or 1 kg CO₂/m²/year of emissions, more or less: they sit on a class boundary (24,212 homes; 12% in mainland France). For them, a small measurement gap or a minor work can move the letter.

G, F and E ratings: the decent-housing timetable

1,540 homes with a DPE (excluding generated DPEs) in Marseille are rated G, i.e. 0.9% of homes with a DPE (0.8% in the département, 4.4% in mainland France). Since 1 January 2025, a G-rated home no longer meets the energy performance level of decent housing (Law 89-462, s. 6).

5,846 homes with a DPE (excluding generated DPEs) in Marseille are rated F, i.e. 3.4% of homes with a DPE (3.1% in the département, 7.2% in mainland France). From 1 January 2028, rating F will no longer meet the energy performance level of decent housing (Law 89-462, s. 6).

20,539 homes with a DPE (excluding generated DPEs) in Marseille are rated E, i.e. 12% of homes with a DPE (10% in the département, 17% in mainland France). From 1 January 2034, rating E will no longer meet the energy performance level of decent housing (Law 89-462, s. 6).

On 1 January 2027, the electricity primary-energy conversion factor drops from 1.9 to 1.7 (order of 19 August 2026). Among the 7,348 F- or G-rated homes with a DPE (excluding generated DPEs) in Marseille whose DPE is still valid on that date, whose published class is reproduced and whose scale could be read, 39% could obtain a certificate of a new rating, at least one class better, downloadable from ADEME's DPE-Audit Observatory. The original DPE remains valid until it expires.

Heating and hot water

Electricity comes first: 63% of homes with a DPE in Marseille rely on it for heating, and 20% have shared heating.

By heating energy, the share of F- or G-rated homes in Marseille ranges from 0.2% for homes heated by district heating to 28% for those heated with heating oil; it is 4.3% with electricity.

In the 2022 census, INSEE counts 52% of main residences mainly heated by electricity in Marseille; among homes with a DPE, the share is 63%.

Summer comfort and heat

Over the 1991-2020 normal, Marseille averages 4.7 days a year above 35 °C and 22.5 nights above 20 °C; projections for 2050 point to 10.7 and 40.5.

The DPE includes a "summer comfort" section. In Marseille, 87% of homes with a DPE fill it in; of these, 30% are rated insufficient. This rate depends on who fills in the section, so it is not compared with other cities.

Estimated consumption and cost

The median cost estimated by the DPE in Marseille is €845 a year for a flat (165 kWh of primary energy per m²) and €1,495 for a house (173 kWh/m²). Per unit of floor area, the median cost of a flat is €17 per m² a year (€16 in the département, €19 in mainland France). This cost is conventional: it assumes standard use and the energy prices in force when each DPE was issued, not a household's actual bill.

Frequently asked questions — Marseille

How many energy-inefficient homes are there in Marseille?

Of the 172,409 homes with a DPE (excluding generated DPEs) since 1 July 2021 whose DPE is valid on 25 August 2026, 7,386 are rated F or G (4.3%), including 1,540 rated G. At building age and type comparable to mainland France, the share would be 4.5%. These are homes with a DPE, not every home in the city.

Which arrondissement of Marseille has the most F- or G-rated homes?

Among homes with a DPE (excluding generated DPEs), it is the 15th arrondissement (6.4% F or G). At building age and type comparable to mainland France, its share would be 6.5%. The table by arrondissement shows both figures for each.

How are homes in Marseille heated?

According to their DPEs, homes in Marseille are mainly heated by electricity (63%), natural gas (33%), heating oil (1.5%). In mainland France, electricity heats 50% of homes with a DPE and natural gas 36%.

Why are some DPEs in Marseille generated from the building?

29% of valid DPEs in Marseille were generated from the building's DPE, without a rating measured for the flat itself. The rules allow this for flats in an already-assessed building. These DPEs are counted separately on this page: they report F and G less often in older buildings, and almost never summer comfort.

What do DPEs in Marseille say about summer comfort?

87% of homes with a DPE in Marseille fill in the DPE's summer comfort section. Of these, 30% are rated insufficient, 54% average and 16% good. The fill-in rate varies widely: these figures describe DPEs that complete the section, not the whole city.

Comparable cities

Cities chosen for their similar size, climate, building stock or département.

Among its comparable cities (Aix-en-Provence, Nice, Toulon, Cannes, Montpellier, Antibes and Lyon), Marseille has neither the highest nor the lowest value on any indicator; however, its share of district-heated homes (0.9%) is below the group median (4.6%) and its share of homes built before 1948 (37%) is above the group median (28%).
