Key facts

  • 66% of valid DPEs in Saint-Denis were generated from the building's DPE, without a rating measured for the flat itself (29% in mainland France).
  • 1.0% of homes with a DPE in Saint-Denis report air conditioning, against 9.2% in mainland France.
  • 14% of homes with a DPE in Saint-Denis are on district heating (4.1% in mainland France).
  • 15% of homes with a DPE in Saint-Denis are rated F or G, against 12% in mainland France — and the gap persists at comparable building age and type (17%).

Energy and climate ratings

Among 14,596 valid DPEs of homes (excluding generated DPEs) in Saint-Denis, rating C is the most common; 40% reach ratings A to C.

If the homes with a DPE in Saint-Denis had the same mix of building age and type (house, flat) as mainland France, the F+G share would be 17% (+1.9 pt versus the observed figure).

By floor area, the F+G share among homes with a DPE in Saint-Denis ranges from 11% (70-99 m²) to 21% (25-39 m²).

For 16% of homes with a DPE in Saint-Denis whose published class is reproduced, the climate rating (greenhouse-gas emissions) sets the DPE class: the final rating is the worse of the two (18% in mainland France).

12% of homes with a DPE in Saint-Denis whose published class is reproduced would change rating with 5 kWh/m²/year of consumption, or 1 kg CO₂/m²/year of emissions, more or less: they sit on a class boundary (1,693 homes; 12% in mainland France). For them, a small measurement gap or a minor work can move the letter.

Among the 2,117 F- or G-rated homes with a DPE (excluding generated DPEs) in Saint-Denis whose DPE is still valid on that date, whose published class is reproduced and whose scale could be read, 25% could obtain a certificate of a new rating, at least one class better, downloadable from ADEME's DPE-Audit Observatory. The original DPE remains valid until it expires.

Estimated consumption and cost

The median cost estimated by the DPE in Saint-Denis is €875 a year for a flat (202 kWh of primary energy per m²) and €1,965 for a house (253 kWh/m²). Per unit of floor area, the median cost of a flat is €21 per m² a year (€20 in the département, €19 in mainland France). This cost is conventional: it assumes standard use and the energy prices in force when each DPE was issued, not a household's actual bill.

Frequently asked questions — Saint-Denis

Why are some DPEs in Saint-Denis generated from the building?

66% of valid DPEs in Saint-Denis were generated from the building's DPE, without a rating measured for the flat itself. The rules allow this for flats in an already-assessed building. These DPEs are counted separately on this page: they report F and G less often in older buildings, and almost never summer comfort.

How many energy-inefficient homes are there in Saint-Denis?

Of the 14,596 homes with a DPE (excluding generated DPEs) since 1 July 2021 whose DPE is valid on 25 August 2026, 2,140 are rated F or G (15%), including 969 rated G. At building age and type comparable to mainland France, the share would be 17%. These are homes with a DPE, not every home in the city.

Which postcode of Saint-Denis has the highest share of F- or G-rated homes?

Among homes with a DPE (excluding generated DPEs), it is 93380: 17% are rated F or G, out of 2,699 DPEs. 93210 has the lowest share (9.4%). The table by postcode also gives, for each, the share of flats and of homes built before 1948 among assessed homes.

Is district heating common in Saint-Denis?

14% of homes with a DPE in Saint-Denis are on district heating, against 4.1% in mainland France. In the DPE, district heating's primary energy is counted with a factor of 1, and its greenhouse-gas emissions depend on each network's own carbon content.

How are homes in Saint-Denis heated?

According to their DPEs, homes in Saint-Denis are mainly heated by electricity (54%), natural gas (31%), district heating (14%). In mainland France, electricity heats 50% of homes with a DPE and natural gas 36%.
